Nuts & Bolts: New Construction Basics I (Course

Part
I of the “Nuts & Bolts” training series is designed to introduce
students to the process of locating land, researching the market,
obtaining engineering approvals, land development and the architectural
process. Students will get hands-on experience in reading construction
site plans, grading maps and blueprints as well as pricing floor
plans. Guest speakers will include a local engineer, developer
and architect. Learn how the information in this course can prove
useful when listing and selling existing real estate.

NCS-102)

The Nuts & Bolts: New Construction Basics I
Continue
your basic new construction education with Part II of the “Nuts
& Bolts” training series. Achieve the confidence to discuss
the “technical” aspects of home construction with your customers.
This entry level course for realtors and builder on-site sales
representatives is designed to introduce students to the “nuts
and bolts” of new construction from digging a foundation to final
inspection. Following the classroom, students are invited to tour
a home(s) under construction for on-site questions and answers
and will meet with a local builder and his/her sales team. Lunch
will be provided. Dress for the weather and going on-site.
Representing
a Builder: Getting Started (Course ONR-101)

Nuts & Bolts: New Construction Basics Parts I & II
This
course is designed for builder on-site representatives or realtors
considering representing a builder in the future. Whether you
currently represent a builder or not, this course is will assist
you in setting up an efficient and productive sales program. Students
will become familiar with typical builder paperwork/procedures
and receive helpful hints on how to best set-up their sales center
or model home for success.

Representing a Builder: Getting Started
This
course is designed for builder on-site representatives or realtors
considering representing a builder in the future. Learn the benefits
of successful prospecting and how to increase the traffic to your
community or model home. Explore marketing techniques aimed to
reach your target market and increase your customer base.
Representing
Buyers for New Homes: “Contract through Closing”
(Course
OFR-101)
Pre-Requisite(s)
: The
Nuts & Bolts: New Construction Basics Parts I & II
This
course is designed to introduce agents to the many opportunities
and profit centers associated with selling new homes and how
to successfully represent and guide their buyers through the
process of buying and building a home. Students will learn how
to qualify and profile a buyer, register their buyer with builders,
assist the buyer in selecting the right floor plan within buyer's
budget, gain insight into the process of choosing a builder
and become familiar with builder paperwork. Guest speakers will
include a local mortgage consultant to talk about financing
options for buyers and an attorney to discuss construction contracts.
Upon completion of this course, students will have the knowledge
and confidence to make new construction a simple and realistic
option for their buyers.
The
Selling Process (Course SSS-101)
Pre-Requisite(s)
: None
Learn
how to establish realistic sales goals and the basic techniques
to effectively reach those objectives. Students will be introduced
to the critical path of the sale, goal setting, appointment
setting, and the use of word power and body language in closing
a sale.

Representing
a Builder: Getting Started

Prospecting & Marketing
Learn
professional selling techniques designed to give agents and
on-site builder representatives a competitive advantage by mastering
the sales process. Students are coached in all areas of new
home sales from building rapport with new clients to taking
command of closing opportunities. This highly interactive
course is a must for individuals who are serious about
streamlining their sales process and ultimately maximizing the
number of prospects they successfully bring to contract.
Home
Financing (Course HFS-101)
Pre-Requisite(s)
: None
Study the basics of home
financing. Students will be introduced to common terminology used
in the finance world as well as the types of loan programs that
are available in today's market. This course specializes in training
the students to demonstrate the calculation of debt/income ratios,
calculate monthly payments and closing costs, and guide their
buyers in selecting the most appropriate finance program to meet
their specific needs. This course also introduces the students
to the tax benefits of owning a new home.
