Magellan® is a real estate company that specializes in working
with buyers interested in building a new home. Our trained consultants
assist buyers in locating new home communities and floor plans
that meet their criteria. These consultants also personally represent
the buyer in negotiating for a new home. With Magellan®'s
focus on new homes, we understand the needs of both buyers and
builders. Our mission is to facilitate the sales process, with
the goal of bringing a qualified buyer to contract within two

What is The New Home Explorer®?
The New Home Explorer® is a sophisticated software program owned
by Magellan® designed to provide new home buyers a wealth
of information on new home communities. Through The New Home Explorer®,
buyers are linked to the builder, township, community, design,
location and price range that meet their specific criteria. In
addition, new home buyers view unique graphics of site maps, front
elevations and floor plans. They also receive valuable project
information, such as the minimum square footage requirement, standard
features, and much more.
What does this mean for Realtors?
Despite the fact that area builders pay millions of dollars in
commissions every year, Realtors historically have shied away
from selling new homes.
The Problem: Matching buyers to developments and representing
them through the sales and building processes can be lengthy and
difficult.
The Solution: Magellan® and The New Home Explorer®.
Our consultants are specially trained to handle the entire process
of new home sales. Because of our specialization, Realtors no
longer need such a background. We have two unique opportunities
to offer Realtors so that they, too, can tap into this lucrative

* Realtors can simply refer their new home buyers to Magellan®
and collect a referral fee of 25 percent of the selling commission
