Who is Magellan?

Magellan Inc. is a full-service real estate brokerage and consulting firm, dedicated to navigating real estate professionals and new home buyers through the new home sales and building process.

In the early 1980’s, Kim Barrett, a licensed real estate agent, recognized a need in the building community for qualified market research and professional on-site sales representation dedicated full-time to marketing new home developments. Backed by over 23 years of experience, Magellan offers developers, builders, on-site sales representatives and Realtors a menu of consulting, training and coaching services, as well as referral programs. With Magellan’s focus on new homes, the company understands the needs of buyers and builders and the process that successfully brings both parties together.

Marketing and Consulting Services:

Market Share – A study to identify development’s total share of the entire building market per town, market, product or per other pre-determined set of criteria.

Competitive Study – To evaluate development’s overall performance as it relates to it’s closest competition. Competitive advertising, pricing, brochures, signage, standard features, sales personnel, target markets, sales, styles of homes, models or sales centers and differential advantages are taken into consideration. Competition comes in different forms. It may be similar projects in the same town, similar projects outside the
immediate area and even different product lines.

Demographic or Psycho-graphic Data of Target Markets – Through Census and/or survey data, demographic and/or psycho-graphic data is collected to identify primary market’s needs, desires, buying patterns and lifestyles.

Feasibility Study – This study is completed before a project is approved to determine the most feasible usage of the property from a sales and marketing viewpoint taking into consideration the hard costs of doing business.

Market Analysis – This study is completed on a project which has already been approved and is under construction but, for whatever reason, is not meeting sales goals and objectives, or if meeting sales projections, whereby the builder’s team is looking to maximize sales and profitability.

Marketing Plan – The marketing plan is designed based on some degree of formal research and outlines the promotional and advertising methods to be used quarterly and annually to attract “qualified” buyers on site. This includes strategies regarding lot pricing, design portfolio and pricing, specifications and standard features, brochure materials, signage, advertising, model, sales team, etc…which is critical to the overall success and completion of the development.

Marketing Maintenance Program – Weekly inventory and traffic reports and surveys are gathered from on-site sales representatives and monthly market reports are generated summarizing traffic, sales and promotional activity. The marketing plan may be modified, new strategies formulated and recommendations made for the following month based on the results of current month’s report.

Sales Evaluation – A “mystery” shop is done on site by a trained professional to evaluate sales personnel and/or the competition.

Sales Training, Coaching and Consulting - Sales training and support and referral programs are available to builders and on-site salespeople as well as Realtors wishing to enter the field of new construction.

Newsletter – “The Navigator” quarterly newsletter is designed to give developers, builders, lenders, investors, on-site salespeople and Realtors an update on the local homebuilding market as well as national and local trends, economic forecasts, legal, financial and product updates, sales techniques, architectural, building, landscaping, interior design and marketing tips or more.

24-Hour Hotline – Designed for Magellan clientele under contract as well as for those building and real estate professionals who have immediate concerns or questions regarding the new home sales and/or building process.

Professional Sales Representation - When an in-house operation is not possible or effective, builders can benefit from having the Magellan® organization manage their development(s) on a daily basis and on-site representatives are invited to join the company. Magellan® has experience specializing in the sales and marketing of residential new construction and has a solid reputation successfully selling new homes. Magellan’s sales representatives are highly trained and receive on-going training, coaching and monitoring to ensure that on-site sales goals are met or exceeded. What is The New Home Explorer®?
A copy written software program owned exclusively by Magellan® containing a database of new home communities. Buyers are linked to the builder, township, community, design, location and price range that meets their specific criteria. This can be done in the comfort of a buyer’s home or office in mere minutes.

Who has access to this database?

Magellan's new home buying clientele. Magellan® uncovers prospects through advertising, direct mail, radio, television, publicity, home buying seminars, our web site, Realtor referrals, corporate contacts and more.

 

Getting on board…

Participating in The New Home Explorer® is easy. Simply take a few minutes to fill out a Project/ Model form and sign a Complimentary Advertising Agreement. Next, provide us with a front elevation and floor plan of your model, a spec home or a plan you could build in your development. Lastly, give us a copy of the site map showing current and future sections and the lots which are still available.

 

Magellan® will then download your information into The New Home Explorer® database and expose your building information to hundreds of new home buyers.

 

Staying on board...

Magellan® continually updates the database to ensure clients complete, accurate and up-to-date building information. Each update requires only a few minutes of your time.

 

When Magellan brings buyers…

Magellan® consultants work only with serious buyers. They understand the sales and construction process and are highly trained to take prospects from initial contact to contract quickly and easily.

 

Making money only if you do…

There is no charge for participation. There is never a charge for industry promotion. When you sign a contract with one of our buyers, Magellan® requires a simple commission split, just like any ordinary real estate company. And that is a pretty fair price, considering how extraordinary Magellan® is.
